Most projects are quoted as a flat rate based on the full scope of work, typical site conditions, and expected complexity. This allows the job to be completed properly without rushing or mid-project surprises. Materials may or may not be included, depending on the project.

When project conditions cannot be fully assessed in advance, work is scheduled using service blocks. These are baseline labor rates used for scheduling and uncertain scope—not a conversion rate for project pricing or a full project estimate. Final cost may vary depending on:

  • Project complexity
  • Material requirements
  • Site access and working conditions
  • Hidden damage or structural considerations
  • Prep work and protection of surrounding areas
  • Condition of existing surfaces and required repairs
  • Multi-step or multi-phase project requirements
  • Coordination between multiple types of work
  • Overhead, confined, or physically constrained working conditions
  • Structural or load-bearing requirements

If the project remains within the planned scope, the price does not change—even if it takes longer than expected. If unforeseen conditions or added complexity arise, options and pricing are discussed and approved before any additional work is performed.

Pricing is based on scope and conditions, not guesswork. You’ll receive upfront pricing before work begins, with no surprise add-ons or upselling during the job.

Do I need to be home during the work?

Not always. Many customers are away while work is completed. As long as access and instructions are clear, I’ll complete the job and provide updates.

How far in advance are you typically booked?

Availability varies by season, but I’m often booked several days to a few weeks out. Booking early helps secure a convenient time.

Do you bring your own tools and materials?

I bring all standard tools. Materials can be supplied by you or purchased on your behalf—we’ll confirm details during the consultation.

Are you insured?

Yes, I carry liability insurance for your peace of mind.

What forms of payment do you accept?

With preference to checks, cash, Zelle/Venmo, I also accept credit cards, and other electronic payment methods
